Building Specification
1. FOUNDATIONS
All external walls will be founded on Strip foundations indicated on the working drawings as per engineers design.
All internal walls will be founded on the surface be as indicated on the working drawings.
2. BRICKWORK
Houses to be built with clay bricks.
Internal walls 110mm clay bricks and external walls 2 x 110mm clay bricks.
3. ROOF
Constructed with prefabricated roof trusses.
House roof pitch to be 300 covered with concrete tiles placed on a layer of waterproofing.
Marley modern concrete interlocking tile in antique terracotta @300 8.114x 38mm SA Pine wall plate.
4. DOOR AND DOORFRAMES
All external doors to be Eco 10 panel hardwood-SABS approved.
All internal doors to be hollow core hardboard type suitable for painting.
All internal and external doorframes to be meranti wood frames.
External sliding doors to be aluminium.
5. WINDOWS
Standard residential aluminium windows with handles as indicated on the working drawings without burglar bars.
6. WALL FINISHES
Provide brickforce in all walls at intervals of every 4th course, plaster cement must be at least 12mm thick.
External walls of the houses to be a combination of face brick and plaster finish.
Internal wall tiling provided as follows:
Kitchen – Splash back sink
Tiling in bathrooms behind bath and shower.
Internal Plaster walls to be skimmed with Gyproc RhinoLite Multi-Purpose Plaster. Walls to be sealed one coat Dulux alkali resistant primer and two coats Dulux Trade 100 Lowsheen paint.
